 A client recently reached out to me with exciting news. After looking at dozens of houses, she had found a home that both she and her husband really loved. She asked about hiring me to look at the energy. I agreed to do a Prospective Report for her and texted her a list of the information I would need to "run the numbers". 
 
She replied, "I’m hesitant to pay for the reading yet in case they don’t accept the offer." 
 
I let her know that Prospective Reports are offering for prospective buyers BEFORE putting in an offer. If the market is super competitive and real estate agent is pressuring you to put in an offer ASAP, Prospective Reports can provide the quality information you need to back out or follow through during escrow. Otherwise, if you have at least a day, I recommend letting me look at the energy first.
 
Another client paid me to do a Prospective Report. I dropped everything I was doing to write the report the same day. (Normally, I can do them within 24 hours once I have all the required info.) Her husband put in an offer before I was able to get them the report to read and review together that night. It was a Reversed House, "Not good for people, not good for money". Obviously, NOT recommended. Thankfully, there were other issues they discovered during escrow and they backed out of the deal. 
 
Other clients, when hiring me to do a Prospective Report, will send me messages about how much they like the house and are hoping it's a good house for them. They're almost pleading for my stamp of approval and expecting the report to say what they want it say so they have the go ahead. 
 
I get it! It's easy to fall in love with a house. The neighborhood and community amenities. The property. The curb appeal. The floorpan. The features and finishes. The aesthetics. All factors for sure when buying a home. 
 
But there's so much more to selecting a house. For most people, this is a home you'll live in for many years. Raise your children in. Celebrate holidays in. Make memories in. Work from home in. And have to pay a mortgage on for up to 30+ years. 
 
So, before spending tens of thousands of dollars on a down payment and agreeing to pay hundreds of thousands of dollars, plus interest, on a mortgage, maybe pay a few hundred dollars to find out if the house would be good for you or not. 
 
Can reversed houses be remedied? Of course! There's a feng shui remedy for almost every house type and energy imbalance, missing area and sha chi, architectural flaw and design faux pas. 
 
But why would you knowingly choose that? Why wouldn't you choose a home that's actually good for you? Why not get informed BEFORE signing your name and attaching your personal energy to a home that may affect your health, finances and relationships. Especially because, for the price of a Prospective Report, you can know and have full confidence in your decision to make an offer or keep looking. 
 
And why would you not want to know what you're getting yourself into before signing your life away to the tune of half a million or more dollars?
 
The power of feng shui is not just in the remedies and enhancements. It's in having the knowledge and awareness. It's in the intentionality of prioritizing having a supportive environment for you and every member of your family. 
 
Prospective Reports provide the knowledge about the house you're considering, so you have the awareness about the potential effects on your life and the remedies that will be required to balance the energy. They are just as important as a house inspection.

Prospective buyers also need a Prospective Report. New clients get an initial call with me so I can share what to look for, what to avoid and the importance of the house's sitting direction. We talk about the best house element for their family. Then I give them a tutorial on how to take the compass reading. The cost of your report is deducted from my consultation fee.
